Build with confidence

Construction projects are familiar with installation differing from design – whether out of necessity, through variation, or workmanship issues. Model validation helps you spot and rectify discrepancies quickly whether through design update, conformance notices or change orders. Tackling these progressively minimises disruption and reduces overall project costs.

AI-driven classification technology can be used across the project lifecycle. During the design phase we can de-risk the design by checking your design model against an ‘as-existing’ point cloud survey. During the build you verify that the installation is proceeding correctly against the design model. This provides assurance to the stakeholders that what exists on site reflects the design. At the end of construction phase your designers with ‘as-built’ asset models with confidence.

When should model validation be performed?

Model validation – and its sibling construction verification – is recommended to take place at the
following stages:

  • During the design stage of a retrofit/refurbishment/extension project – ideally by Stage 3. Model validation will check your design model against a point cloud survey of the existing building, allowing you to update your model to the real-world situation.
  • During construction of any project – where we visit site to take a point cloud survey and compare current install against the relevant models, giving you results while the work is ongoing.
  • At completion of construction with a final visit to allow the model to be updated to ‘as- built/as-installed’ status, giving your clients confidence when the asset model is handed over.

Model Validation

Design Phase:
Model validation where there is an existing building or structure involved helps ensure that the design aspirations can be achieved against the existing building. It de-risks design development and provides confidence by integrating accurate ‘as existing’ information. By running a model validation exercise against your design model, we are able to demonstrate any differences between your modelled positions and the real-world situation, and also identify where any components or objects exist in the real world that do not in the model and vice versa.

Construction Phase:

Model validation can help across the construction phase:

  • It fulfils client’s verification requirements pre-handover – this is becoming more common in assets with high-complexity and robust technical requirements
  • It provides the main contractor with a level of confidence in sub-contractor deliverables before sign-off/acceptance
  • It gives the designers confidence that what exists on site reflects their designs.

This allows any discrepancies to be rectified while the trades are on-site and the designers are working on the project, minimising any consequences of corrections.  This is construction verification and is recommended to take place on a regular basis or at milestones e.g. after first fix, second fix etc. This way you can run continuous quality assurance checks and can make the necessary corrections at the appropriate stage, preventing errors from being unaddressed throughout project development.

Completion and Operational Phase:
A final model validation once the works are complete gives confidence in the asset model and facilitates digital completion. Once the building is up-and-running, further fitout or refurbishment works can be supported by model validation to keep the existing asset model up-to-date.

Peace of mind

ScanTech Digital’s model validation and construction verification services provide assurance that your BIM model is correct and coordinated, comparing the ‘as-built’ or design model with the point cloud automatically. Issues, such as programme delays due to rectifying works or carrying out an extensive model update just before practical completion, are mitigated by flagging them as they arise, allowing them to be addressed in a timely manner.

We offer different web-based platform solutions to suit your needs, ranging from a collaborative ‘red/amber/green’ model compare through to formal validation reports.
