Midland Heart, West Midlands

Context

ScanTech Digital was commissioned to undertake point cloud surveys for 11 buildings from Midland Heart housing association’s portfolio across the West Midlands. The buildings ranged in scale from 3000m² to 15,000m², including heritage and high-rise assets delivering a range of housing from socially vulnerable young people to assisted elderly living.

Post-Grenfell, Midland Heart required total surety with regards to its building records and aspired to continue to modernise its estate management function to ensure ongoing compliance in an efficient way.

Our solution

The work included point cloud surveying and collection of asset data. The modelling team created a LOD 300 digital twin and traditional drawing pack. The outputs are now being used as part of Midland Heart’s accurate records programme, enabling the housing association to build in surety around both its life safety infrastructure and energy commitments.

Our teams were deployed at pace and had to be agile, liaising directly with each building manager and responding sensitively to situations on the ground. One team became so familiar at an assisted living home that they came to be affectionately known as the Ghostbusters by the residents.

Outcomes

We delivered a suite of digital solutions for the client,
including a 3D model in Revit, 2D drawings, and a
high-resolution virtual tour for the internal spaces,
complemented by an aerial virtual tour to assist with
maintenance inspections.
